Pradhan Mantri Awas Yojana Credit Linked Subsidy Scheme
Pradhan Mantri Awas Yojana (PMAY) is a Government of India initiative that makes housing remotely affordable for the population falling under urban poor. The objective is to build 20 million houses affordable for the urban poor by March 31, 2022.
There are two branches of this scheme – Pradhan Mantri Awas Yojana (Urban) (PMAY-U) for the urban poor and Pradhan Mantri Awaas Yojana (Gramin). It is further converged with other prevalent schemes to ensure that these houses have proper toilet arrangements via Swachh Bharat, electricity connection via Saubhagya Yojana, LPG gas connection via Ujjwala Yojana, access to clean drinking water, and banking facilities via Jan Dhan Yojna. As of December 28, 2021, a total of 1 crore homes have been approved against a total budget of Rs. 1.12 crore.
Although the last date to apply for PMAY was March 31, 2021, it has been extended to March 31, 2022.
What is the eligibility for Pradhan Mantri Awas Yojana (PMAY)?
One of the components of the scheme will be initiated as a Credit Linked Subsidy Scheme, which means that the housing loan will have interest rate concessions and will be offered to certain categories of people. The categories eligible for the PMAY under Credit Linked Subsidy Scheme are:
- Lower Income Group or Economically Weaker Section: This section will cover individuals whose annual income is between Rs. 3 Lakh and Rs. 6 Lakh
- Middle Income Group I: This section will cover individuals whose annual income is between Rs. 6 Lakh – Rs. 12 Lakh.
- Middle Income Group II: This section will cover individuals whose annual income is between Rs. 12 Lakh – Rs. 18 Lakh.
Basically, the subsidy amount for PMAY CLSS amounts to Rs 2,35,068 and Rs 2,30,156 for the MIG-I and MIG-II scheme respectively.
The other eligibility requirements includes the following:
- To avail this scheme, it is mandatory for the property ownership to contain a female membership.
- It is compulsory that one female co-owns the property
- The applicant should not have a pucca or cemented houses in possession
- The location of the property desired should be within the statutory towns stated in the 2011 census.
- There are no other government housing assistance that the applicant is availing at the time of taking this laon
Is there no way for people who already own a pucca house to avail this loan?
The benefits provided by the PMAY scheme with Credit Linked Subsidy can only be availed by people who are looking to acquire a brand new home from a builder or developer or purchase an already existing one from the secondary market via repurchase. Other than that, one can also avail of the loan for constructing a house from scratch.
But the question looming on many minds is whether a person with an already existing house can avail of this loan. Well, there’s a possibility of this.
Apart from catering to brand new houses, this loan also caters to enhancement or additional construction of the existing pucca house. So if someone wants to avail of the loan to repair the bathroom or kitchen or even add a new room to the already existing house, then that person will receive approval for the same. The authorities cannot reject the application for PMAY in such scenarios under the clause that it is not for a new home. Applicants should take care of this while applying so that they know that they have the right to get the loan as well.
How to apply for Pradhan Mantri Awas Yojana (PMAY) online?
The process for applying for Pradhan Mantri Awas Yojana (PMAY) is simple and is just a 2-page procedure. Below is a brief about the two pages:
- Page 1: On page 1, you will need to enter your Aadhaar number. Once that gets verified, you will be directed to the next page.
- Page 2: On page 2, you will be asked to enter personal details. You will need to provide information regarding your place of residence, current address, family details, and other such information.
Below is a step-by-step guideline on how to apply for this loan/Subsidy:
- Visit the official website for Pradhan Mantri Awas Yojana (PMAY) at pmaymis.gov.in.
- In the Citizen Assessment dropdown, click on Benefit Under Other 3 Components.
- You will be directed to the below page.
- Enter your Aadhar number and the name as per your Aadhar.
- You will be redirected to the next page where you will need to fill other relevant information.
- Enter the CAPTCHA at the end and click submit once you have entered all the relevant information.
- You can also take a print out of the filled form if required.
How to apply for Pradhan Mantri Awas Yojana (PMAY) offline?
To apply offline, here’s what you will need to do:
- Visit a CSC or Common Service Centre located nearby your place of residence. These centers are operated by the state and union territory governments.
- Once you reach there, ask for a form to apply for the Pradhan Mantri Awas Yojana (PMAY) Credit Linked Subsidy scheme.
- The officials will hand over a form and will ask you to pay Rs.25 plus GST.
- Fill up the form and submit.
Please note that there are no private entities that are authorized by the Ministry of Housing and Urban Affairs (MOHUA) to distribute forms for the PMAY scheme or collect fees from any beneficiary in the name of the scheme. Please be aware of fraudsters.
How to check the status of your PMAY application online?
You can check the status of your PMAY application online by following the steps provided below:
- Visit the official website for Pradhan Mantri Awas Yojana (PMAY) at pmaymis.gov.in.
- In the Citizen Assessment dropdown, click on Track Your Assessment Status.
- You can check via two options.
- Choose the one you are comfortable with. Enter the relevant details and you will be able to view the status of your application.

Conclusion
This is a very good initiative by the Government of India and will definitely aid in the infrastructural development of the country. Although the process for applying for the loan and receiving the money is hassle-free, the day the applicant actually gets the keys to his or her own house is still a distant dream. What is a credit-linked Subsidy component under Awas Yojana?
The CLSS or Credit Linked Subsidy Scheme is the only scheme under the PMAY (Urban) which is directly implemented by the Central Government. The Centre, under this component, provides direct subsidy on home loans taken by urban buyers The benefits are for economically weaker sections (EWS), the lower-income group (LIG) and the middle-income group (MIG).
Loans taken after which date will be eligible for subsidy under CLSS component of PMAY?
The scheme has started from 17 June 2015 onwards. Loans sanctioned and disbursed on and after this date would be eligible. However it is important take the concerned person meets all eligibility conditions.
Is repairing work to the existing house is covered for benefit under CLSS?
For Katcha or Semi Pucca houses that require extensive renovation, Subsidy benefit can be taken.
Can a person apply for multiple subsidies?
Under this scheme, the beneficiaries can take advantage of under one component only. To ensure these beneficiaries should be linked to their Adhaar/Voter ID Card/Any other unique identification Number or a certificate of house ownership from Revenue Authority. If anybody tries to avail multiple subsidies by illegal means, he/she may face strict actions by the concerned authority.
